How long has Wave Property management been in business?
+10 years. WPM combined Property Management experience is 21. We have experience in the field, own rental properties, promote education within the company, and are affiliated with a professional organization. -
What local and federal laws do I need to be aware of before I rent out my house?
There are multiple laws governing rental real estate including federal and state fair housing, habitability laws, resident rights laws, applicant screening, rent-ready standards, and more. We ensure your property and the management experience is fully compliant with ALL rules, regulations, and laws. -
What types of properties do you manage?
Wave Property Management manages single-family homes, multi-family properties, affordable housing and commercial units. Many of our owners have a combination of these investments and we are capable of managing all types of Real Estate. -
How long will it take to get my property rented?
Properties that show well and are priced appropriately should rent in 30 days or less. We will give you price recommendations as well as weekly activity feedback to ensure we minimize any vacancy time. -
How do you screen potential residents?
After meeting potential applicants at showings, we use a third party screening process to ensure accuracy in background results in the shortest amount of time. -
What do I do about utilities?
We ask that you keep your utilities on while we are showing the property but to notify them of your transition to our Property Management Company. We’ll handle the transition of utility billing to your residents. You won’t have to pay utilities while a resident is in place; you’ll only be responsible for your mortgage, taxes, insurance, and any HOA dues. -

How do you handle the security deposit and when will my rent be paid?
We collect the security deposit from the residents before they move in and we hold it in a separate escrow account until the residents move out.
You will have access to a secure online owner portal to view financials and your rent payment is between the 7th and 10th of the month, after closing out the monthly accounting cycle. This can be paid to you by direct deposit or mail.

How do you handle maintenance issues during business hours? How do you handle emergency maintenance issues outside of business hours?
Residents have access to their online portal to be able to put in maintenance requests at any time. All emergency requests are dealt with that same day and other requests are responded to and appointments are made. We have an in House maintenance team prepared to respond 24/7. We do ask that $500 be the minimum amount set for all minor repairs. Resident caused issues will be charged back to the resident. -
What if the resident doesn't pay rent? Do you handle legal issues related to rental properties?
We follow a consistent process with the residents who are delinquent and our goal is all rents paid by the 15th of every month. We have a high expectation for continuous and truthful communication on the residents' part to be able to work with them. If necessary we file eviction, but we also educate the resident on their rights during this process. Eviction is always our last resort and is the only legal issue we handle as it relates to your rental property.
