How do I apply for a rental?
The online application is your easiest way to apply. Everyone over 18 that will be living in the rental must complete an application. Online applications are connected to the address you would like to apply for on the website at www.wave-property.com. Please email info@wave-property.com or call 208-810-4433 #0 if you are needing help with this process. -

How long will it take to process my application?
This will depend on the completeness of your application. -
Do you accept Section 8?
If you are on section 8, we recommend that you email us asking if this specific property owner accepts section 8. If they do, feel free to apply. If they don’t, we will recommend any properties that are currently available that do. -
How many pets are allowed? What are the fees?
This is dependent on every owner and we can let you know the pet criteria for any property you are interested in. All Pets must meet the pet addendum requirements. There is a one time fee of $50 per pet and then a monthly pet rent of $25 per pet.
Unauthorized animals will result in a notice to correct and a fee equating to the sum of $50 per month from the beginning of an annual lease, or $600 if on a month-to-month lease term.

When is rent due and how do I pay my rent?
Rent is due on the 1st day of each month and is considered late at 4PM on the 5th day of the month. -
How much are late fees?
Late fees are $35 the first day late and $5 every day late thereafter. -
How do I put in a work order?
Work orders can be sent in via the portal and pictures can be attached. You may also fill out your availability. You can also call our Maintenance line at 208-810-4433 #3 and leave a detailed message. -
What do I do in an Emergency?
Please call 208-810-4433 #3, if no one answers please leave a detailed message with your address.
Please call 911 for anything related to fire, gas, or natural disasters.

Do I need approval to change something in the home?
Yes. Any changes to the property must be requested in writing and pre-approved by the owner. -
I need to leave my Lease early. What should I do?
Please communicate! As soon as you let us know we will work to re-rent your property. Please view the Lease policy. -
My Lease is up in a month and I will be moving. What should I do?
Please provide a 30 day written notice prior to the end of the Lease. You will then receive an email explaining what to do when vacating a property.
